Marion Ranch Community Development District
Marion Ranch Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on December 20, 2023 by the Marion County Board of County Commissioners, Ordinance No. 23-33 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
Marion Ranch CDD is located entirely within unincorporated Marion County, Florida and covers approximately 324.87 contiguous acres of land. The site is an irregularly shaped parcel, generally located west of I-75, with portions north and south of the intersection of SW 49th Avenue and SW 80th Street, including a portion west of SW 49th Avenue and contiguous to the south boundary of the right of way of SW 80th Street and north boundary of the right of way of SW 85th Street, a portion of east of SW 49th Avenue and contiguous to the south boundary of the right of way of SW 80th Street and north boundary of the right of way of SW 85th Street and a portion east of SW 49th Avenue and contiguous to the south boundary of the right of way of SW 85th street a portion east of SW 49th Avenue and contiguous to the south boundary of the right of way of SW 85th street and the north boundary of the right of way of SW 90th Street.

Marion Ranch Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on December 20, 2023 by the Marion County Board of County Commissioners, Ordinance No. 23-23 as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The District shall have, and the Board of Supervisors of the District may exercise, all the general powers of a community development district granted by Chapter 190, Florida Statutes, as amended from time to time consistent with all applicable governmental laws, rules and regulations.
The District shall have, and the Board of Supervisors of the District is hereby specifically authorized to exercise, the specific special powers provided in Section 190.012(1), 2(a) and 2(d), Florida Statutes, as amended from time to time consistent with all applicable governmental laws, rules and regulations.
